Numbered Legal Disclaimers

Important information

The small print, in plain words

Everything a buyer should know before reserving: how the pictures were made, when the prices were set, who regulates the sale, what you are buying and what it is likely to cost to run.

  1. 01

    Computer-generated images

    The exterior and interior views of Alder Row on this site are computer-generated images prepared by Nils Frahm Studio from the approved drawings. They are indicative only. Finishes, furniture, planting and the view from any individual home will vary, and the final specification is set out in the reservation documents.

  2. 02

    Prices and availability

    Prices are correct as of 1 October 2026 and are given as a guide. Availability changes daily, and the sales team at Hartwell & Lowe will confirm the current price of any home before you reserve. Prices exclude taxes, legal fees and lender charges.

  3. 03

    Consumer code

    Hartwell & Lowe is registered with the New Homes Quality Board and sells under the New Homes Quality Code. The code covers the sales process, the reservation agreement and aftercare, and gives buyers access to an independent ombudsman. A copy is available from the sales suite on request.

  4. 04

    Tenure

    Each home at Alder Row is sold on a 999-year lease with a share of the freehold company that owns the buildings and the courtyard. Ground rent is a peppercorn. The lease is available for your solicitor to review before exchange.

  5. 05

    Service charge estimate

    The service charge is estimated at about $4.10 per sq ft a year and covers the concierge, upkeep of the courtyard and the river walk, buildings insurance, the lifts and a reserve fund. The estimate was prepared by the managing agent in 2026, and the first year's figure is fixed at completion.

Alder Row is a development by Hartwell & Lowe. This information does not form part of any contract or warranty.

About this block

Numbered Legal DisclaimersPRO

A typographic legal block for a development's sales site: an eyebrow, heading and lead in the header grid, then numbered clauses (computer-generated images, prices as of a date, consumer code, tenure, service charge estimate) laid out as number, title and paragraph on hairline rows that rise in order, closed by a bottom hairline and a short note.

Base UI flavor

bash
npx shadcn add "https://beste.dev/r-base/realestate79?email=YOUR_EMAIL&license_key=YOUR_KEY"

This installs the block to components/beste/block/realestate79.tsx plus the badge24 rule eyebrow; the block uses no shadcn/ui primitives of its own.

Quick start

The installed file exports realestate79Demo alongside the block: the exact props behind the preview above. Spread it to get a working section in one line.

tsx
import { Realestate79, realestate79Demo } from "@/components/beste/block/realestate79";

export default function Page() {
  return <Realestate79 {...realestate79Demo} />;
}

Then replace the demo with your own props. Written out, a trimmed setup looks like this:

tsx
import { Realestate79 } from "@/components/beste/block/realestate79";

export default function Page() {
  return (
    <Realestate79
      eyebrow="Important information"
      heading="The small print, in plain words"
      description="Everything a buyer should know before reserving."
      clauses={[
        {
          title: "Computer-generated images",
          description: "The views of Alder Row on this site are computer-generated images prepared from the approved drawings and are indicative only.",
        },
        {
          title: "Prices and availability",
          description: "Prices are correct as of 1 October 2026 and are given as a guide. The sales team will confirm the current price before you reserve.",
        },
        {
          title: "Tenure",
          description: "Each home is sold on a 999-year lease with a share of the freehold company. Ground rent is a peppercorn.",
        },
      ]}
      note="This information does not form part of any contract or warranty."
    />
  );
}

Behavior notes

  • Clause numbers are generated from the array position and padded to two digits (01, 02), so the list can be reordered or trimmed without renumbering.
  • Every row is a motion.li that rises 16 px into place once the list scrolls into view, 0.1 s apart in order; its top hairline scales from the left on the same delay, and a closing hairline draws under the last row.
  • On desktop each row is a twelve-column grid: the number takes one column, the title three, and the paragraph the seven columns from the sixth, so the paragraphs line up with the lead in the header.
  • The note rises last, timed after the final hairline, so nothing under the list appears unanimated.
  • With prefers-reduced-motion every initial state is skipped and the block renders complete.
